Terms of service

The operator of the Vistario portal (vistario.cz and vistario.eu, hereinafter the „portal”) is Vistario, based in the Czech Republic. These terms govern the relationship between the operator and portal users — visitors, seekers, and advertisers.

The portal mediates the display of foreign-property listings and contact to advertisers. The portal is not a party to sale or rental contracts. Contracts, payments, viewings, legal and tax matters are handled directly between the seeker and the advertiser. The operator is not a real-estate agency; listings are informational.

Some features (saved listings, advertiser contact, creating own listings) require registration. The user is responsible for the accuracy of provided data and for securing login credentials. The operator may block accounts upon violation of terms.

The advertiser is responsible for listing content — accuracy, rights to photos and texts, compliance with the law of the country where the property is located. The advertiser declares having authorisation to offer the property. The operator may remove a listing if it violates these terms or legal regulations.

The portal requires advertiser identification based on subject type: CZ/SK companies provide IČO (and VAT if applicable), foreign legal entities provide business name and country-specific identifier (EU VAT, registration number), natural persons provide name and contact. The scope of data and optional identity verification is set by the operator per applicable legislation.

It is prohibited to advertise properties not located abroad, deceptive content or content infringing third-party rights, properties without authorisation to offer, and content contrary to good morals or applicable law.

The scope of paid services for advertisers (premium listings, display packages, promotion) is defined in the current price list. Payments are processed via a certified payment provider. All prices are inclusive of VAT unless stated otherwise.

The portal does not provide legal or tax advice. Country, currency, and fee information is indicative. The user is responsible for verifying facts before entering into any contract. The portal does not guarantee compliance of listings with local regulation of the property's country.

Short-term rentals (short_term_rent) are subject to specific local rules — licences, night limits, guest registration, taxes. The portal does not guarantee these rules. The user must verify compliance with local regulation directly with the advertiser and relevant authorities.

The user may request account deletion at any time. The operator may terminate an account upon violation of terms or for operational reasons with reasonable notice.

These terms are governed by Czech law. Disputes will be resolved by competent courts of the Czech Republic. The operator reserves the right to update these terms; the current wording is always available on the portal. This version reflects a working draft per product specification — the final text will be prepared by a lawyer.
